Construction Logistics For Sites With Nowhere To Put Anything

Materials delivered to the day they are needed rather than the day they were ordered, with the offload arranged before the truck leaves and storage held off site until your programme is ready for it, the same programme-driven approach behind our industrial logistics solutions.

Why Construction Is Different

The Site Cannot Hold What You Order

On most projects there is nowhere to put materials. Urban sites often have no compound at all, and even a site with space cannot fill it with material that is not needed for another six weeks, because the space is the working area, a constraint we also plan around for our professional hospitality logistics clients building out new properties. That inverts how ordering normally works. The delivery date is not driven by when the material was ordered or when the supplier can ship it, but by the day the trade fitting starts work. Deliver early and it sits in the way, gets damaged, gets moved twice or gets stolen. Deliver late and a trade stands idle at full cost while everyone behind them waits. The logistics answer is to hold material somewhere else and release it against the programme, which is why storage and delivery have to be bought together on construction work.

Getting It Off The Truck Is The Hard Part

A construction delivery fails at the kerb more often than it fails on the road. There is usually no loading dock, frequently no forklift available at the time the vehicle arrives, and the ground between the gate and the drop point may be mud, gravel or half a floor slab. Add height restrictions on the approach, a narrow street with a permit-only unloading window and a tower crane already booked to something else, and the offload becomes the real question, the same kind of tight-window coordination we manage for our reliable event and trade show logistics clients. That is why we settle it before dispatch rather than on arrival: what is the vehicle, how does the load come off, who is providing the lifting equipment, and where exactly is it going once it is down. A driver arriving with a trailer nobody can unload is a wasted day for everyone, and it is entirely avoidable.

What We Deliver To Site

From structure through to the last of the fit-out.

Prefabricated and modular units deserve their own note, because they invert the usual problem. They remove work from the site, which is the point, but they arrive as single large items that cannot be broken down, cannot wait in a yard and often need a crane booked to the hour, not unlike the specialized modular builds we coordinate for our professional food and beverage logistics clients and our healthcare logistics projects. A module that arrives when the crane is on another lift becomes an obstruction rather than a building component. These deliveries need planning weeks out rather than days, and they are the ones where an access survey earns its cost several times over.

Getting It Right First Time

What Has To Be Right Before A Vehicle Leaves

The Slot Is Booked

Busy sites run delivery windows to keep the gate moving. Arriving without one usually means waiting or being turned away.

The Access Is Known

Ā Approach roads, height restrictions, gate width and ground conditions checked before a vehicle is chosen, not discovered by the driver.

The Offload Is Arranged

Who lifts it and with what, agreed in advance, whether that is a hiab on the vehicle, a site forklift or a crane booked to a time.

The Load Is Built For The Drop

Material loaded in the order it comes off, so the first thing needed is not underneath everything else.

Someone Is Expecting It

A named site contact who knows the delivery is coming and where it is going once it is down.

The Empties Go Back

Pallets, stillages and packaging collected rather than left on a site that has nowhere to put them.

Client Testimonials

Contractors On Deliveries That Landed Right

“Our site has one gate onto a busy road and a fifteen minute unloading window. Before, we had trucks turning up whenever suppliers felt like sending them. Now material is held off site and called forward to the day the trade needs it.”Ā

Site Manager

Commercial Contractor, Etobicoke

“We had a module delivered on a day the crane was committed elsewhere and it cost us the best part of a week. The access survey before the next phase caught three similar clashes that we would otherwise have found the hard way.”Ā

FAQs

What Site Teams Ask Us

Yes, and on most projects that is the main reason to use us. Material is stored off site and released against your programme rather than arriving when the supplier happens to ship it.

The offload method is agreed before dispatch. That might mean a vehicle with a HIAB, arranging lifting equipment, or timing the delivery to when site plant is free.

Yes, before the first delivery on a new site. Approach roads, height restrictions, gate width and ground conditions all affect which vehicle can be sent.

Yes. Deliveries from different suppliers are combined and sent as one, which means fewer vehicles at the gate and fewer delivery slots consumed.

Where ground conditions and access allow, yes. Getting material to the working position rather than to the gate is what removes double handling.

Yes, including the route planning and permits those loads require. Give us dimensions early since permitted loads need lead time.

Many urban sites have restricted delivery windows set by their permit conditions. Tell us the constraints and we will build the delivery around them.

Yes. Collection of empties and surplus is worth arranging from the start, since a site with nowhere to store materials also has nowhere to store waste.

Yes. Tools, plant and high-value fit-out items are commonly held off site precisely because site storage is the point at which they go missing.
