The Model
A fit-out buys its contents from a long list of suppliers, often across several countries, over a period of months, brought in through the same professional cross-border logistics network we use for other project work. Beds from one manufacturer, lighting from another, artwork from a third, kitchen equipment from a fourth. Each ships when it is ready rather than when the site needs it, and none of them coordinate with each other, with overseas containers handled through our drayage trucking services once they land. FF&E logistics is the discipline of absorbing that mess on the client’s behalf: receiving everything centrally, checking it, storing it, and releasing it to site in the sequence the installers actually work. Without it, a construction site becomes a warehouse it was never designed to be, filled with boxes nobody has opened, some of which will turn out to be damaged, wrong or missing parts on the day they are needed.
Why Inspection Comes First
This is the reason the receiving warehouse model exists, and it is a commercial argument rather than a logistical one. Freight claims have short windows. If a carton is signed for at site, left sealed for eleven weeks and opened by an installer who finds a cracked headboard, the chance of recovering anything from the carrier or the supplier has largely gone. Nobody can say when the damage happened or who caused it. Checking every item on arrival changes that entirely: damage is identified within days, photographed, and claimed while the evidence is fresh and the deadline is open. It also means a replacement can be ordered with weeks of lead time rather than discovered on the morning the room was meant to be finished, with urgent replacements routed through our expedited freight services solutions where the schedule leaves no room to spare.

These items have almost nothing in common except that they arrive finished, which is the handling challenge. Structural materials can be stacked, dropped and left in the weather. FF&E cannot. A scratch on a case good is a defect on a brand new room, so items travel wrapped, are handled by people rather than forklifts wherever possible, often moving the final leg through our professional cargo van freight shipping service, and are stored somewhere dry and stable rather than in a yard. The cost of protecting them properly is trivial against replacing one item and holding up the handover of a floor.
Fit-Out Standards
Every item opened, checked and photographed on arrival, so damage is claimable rather than historic.
Items recorded against the purchase order and the room they belong in, since a fit-out schedule is organised by room rather than by supplier.
Dry, stable, secure storage, because these are finished goods that cannot be marked, damp or dusty when they arrive.
Delivered in the order the trades work, so installers are not moving unopened crates to reach the ones they need.
Blanket wrapped and carried in, with packaging removed rather than left for the contractor to dispose of.
Rejected or damaged items collected and replacements tracked, because a punch list is where fit-outs actually finish.

Client Testimonials
“On our last property we shipped everything straight to site and opened about a third of it for the first time on installation week. Two rooms missed handover over damaged headboards we could no longer claim for. We will not do that again.”Ā

“Having everything checked and photographed as it arrived meant we caught a whole batch of chairs with the wrong fabric nine weeks before install. The supplier replaced them and nobody on site ever knew there had been a problem.”Ā

FAQs
Furniture, fixtures and equipment. It covers everything installed in a building to make it usable, as opposed to the structure and building services themselves.
Because suppliers ship when they are ready rather than when the site is, and a construction site has nowhere to store hundreds of cartons. Sending everything direct also means damage is usually found too late to claim.
Inspection levels vary by project. A full unpack and inspection gives the strongest protection on claims, while a carton and quantity check is quicker and cheaper. We will recommend based on your value and lead times.
As long as the programme requires. Fit-out goods commonly sit for weeks or months between arrival and installation, and storage is priced by duration.
Yes, and on most fit-outs that is the point. Items are released in the sequence installers work, so nothing has to be moved twice on site.
It is recorded and photographed on arrival and reported to you immediately, so a claim can be raised and a replacement ordered while there is still time before installation.
Yes, including receiving containerised shipments and consolidating them with domestic deliveries at the same warehouse.
Yes. Delivery schedules are set with the install team so items arrive as they are needed rather than in bulk.
